When should I call a lawyer in a property purchase?
Before paying any deposit or signing a deposit contract. That’s when amounts and terms are committed. Reviewing the contract and the registry situation beforehand costs a fraction of undoing a mistake later.
What do you check in the land registry and charges?
Real ownership, current mortgages and seizures, easements, tax liabilities, whether the property is free of charges at completion and whether the registry description matches the physical property.
Do you work with buyers who don’t live in Spain?
Yes. We arrange the NIE, grant powers of attorney to sign without travelling, open a bank account, handle the 3% retention on non-resident purchases and Form 210. We work in Spanish, English and German.
I inherited a home — can I sell it now?
Not until you accept the inheritance, pay the inheritance tax and register the property in your name. Only then can you sell with legal certainty. We chain the three steps together.
How do your fees work?
